Got transferred to Mumbai
Through a real estate agent, finalized a flat.
After a month, suddenly our office unit was asked to shift to Pune.
A shock for us. I told the house owner, vacating my house, owner said fine.
After a week, the agent called me and said you have to part one month's rent as my client may incur a loss.
I told him, the agreement does not say so.
He said Its an unwritten law in Mumbai
Ok, .let me discuss it with the house owner and come back to you. He said I am the person to ensure my clients return of investment through rentals.
Told him, Let's meet the owner and I will abide whatever the owner says.
We all three met. The owner said I can forgo as it is not legally bound but the agent was not agreeing.
I said don't demand, put a request to me I will pay. Immediately the owner said I am not a bigger.
Let's come to a settlement,since the agreement breached by me, can pay 15 days' rent.
The agent agreed somehow. Paid the amount.
Got a refund of the full advance amount plus the 15 days rent which I had paid.
Upon enquiry owner the told me you both are right.
1. Legally you are right
2. Agent was right to protect his client.
Take away. Business Partnership protects clients' interests, a shade over the legal one.
