Pro active and Reactive process.

Subject  .Customer taken possesion of the flat and had faced service defeciencies

Pro active .
Booked a new flat and once structure was ready ,got an information from the buider stating any aditional work required we can carry out .
Every alternate sunday visited the site and suggested minor changes and  were incorporated of course with an additional amount.During that time,utilized the opportunity and  inspected all the civil work like laying of tiles,plumbing,electrical,painting works etc

Observed lot of gaps and made .
a check list and requested the site enginer politely to help me out .
Site engineer was very  cooperative and he directed the sub contractors to resolve all the issues then and there .
Happily i took the possesion of the flat .
Had a good time there and few very minor civil works were there and acceptable .

Reactive
Complete opposite happened when I entered  as a tenant into new buiding in another  city .

This new flat was  owned by a NRI and  purchased for investment purposes .

Every month faced one new issue some are petty ,some major .Forced to change tiles  in the bathrooms,also few tiles in the bed rooms  and living rooms .
